Permits Issued by the Building Inspection Department

The City of Franklin adopts State and local building, plumbing, and electrical codes to protect its citizens.  Permits are required to track the work being done, and the permit fees pay for the inspections and record keeping functions of the department.

One and Two Family Residential Dwellings

Building permits are required for all new construction, additions, and alterations of one & two family residential dwellings.

Commercial, Industrial, Institutional, Multi-Family

Building permits are required for all new construction, additions, and alterations of commercial, industrial, institutional, and multi-family dwellings.

Garages and Accessory Buildings

Building permits are required for garages, accessory buildings, and agricultural buildings

Decks

Building permits are required for attached, detached, or free-standing decks.

Fences

All fences require a building permit with the exception of snow fencing (installed only between November 15 and April 15 of each year).

Pools, Above Ground, Inground, Air Inflated, Hot Tubs, Spas

Building permits are required for all pools including above ground, inground, hot tubs, spas, and air inflated pools

Plumbing Permits

A plumbing permit is required for all plumbing work and equipment replacement. Permits must be obtained by a licensed plumbing contractor.

Electrical Permits & License

An electrical permit is required for all electrical work and replacements. Permits must be obtained by a Master Electrician licensed in the City of Franklin.

HVAC

An HVAC permit is required for the installation of new HVAC and ductwork, fireplaces, wood burning stoves, pool heaters, and replacement HVAC equipment.

Reroofing

Building permits are required for the installation of replacement roofs. A maximum of two layers of shingles are allowed.

Residing

Building permits are required for the installation of new and replacement siding.

Signs

Permits are required for signs, including new and the replacement of sign faces.

Moving or Demolition

Building permits are required for the demolition of all buildings and structures. Permits are also required for any building move within or from outside the City of Franklin.

Occupancy

Occupancy permits are required for all changes of use or occupancy for commercial, industrial, institutional buildings, and tenant spaces. Occupancy permits are not required for change of ownership of residential dwellings.

Foundation Repair

Building permits are required for foundation repairs and damp proofing.

Drive Approach and Culverts

Permits are required for the installation of drive approaches, curb cuts, and culverts.
